These terms apply to HHF owner membership and property advertising subscriptions. They are separate from guest rental arrangements.
1. HHF and the advertising service
1.1 HHF operator
HOLIDAY HOUSE FRANCE LTD (company number 17525255, registered in England and Wales) operates Holiday House France (HHF).
1.2 Advertising service
HHF provides online advertising and direct guest-enquiry tools to property owners, accommodation operators and authorised property managers advertising holiday accommodation in France.
1.3 Role of HHF
HHF is not a party to owners’ rental contracts, takes no commission on guest bookings, and cannot guarantee enquiries, bookings or revenue.
1.4 Related terms
These Owner Membership & Subscription Terms supplement HHF’s general Terms and Conditions.
2. Business-use declaration and listing approval
2.1 Business use
Owner services are offered for commercial property-advertising activities. When registering or buying a paid plan, you confirm that you act in connection with your accommodation rental or management activities and have the right to advertise the relevant property.
2.2 Accurate information
You must provide accurate ownership/management authority and applicable registration details, including business identifiers where requested. HHF may verify details or request evidence.
2.3 Approval required
Completing a listing or paying does not guarantee its publication: the first completed listing is subject to HHF administrator approval.
2.4 Ineligible listings
Misleading, unlawful or ineligible listings may be withheld or removed.
2.5 Legal protections
Nothing in these terms excludes protections that cannot lawfully be excluded.
3. Plans, prices and Founding Members
3.1 Paid plans
Each paid subscription applies to an individual property for 12 months:
- Standard — £59 per property per year. Core property listing and enquiry tools; one Facebook and one Instagram promotion per year.
- Featured — £129 per property per year. Enhanced exposure and four Facebook and four Instagram promotions per year. Available only when HHF activates this tier after reaching 150 live properties.
- Premier — £199 per property per year. Premier exposure and twelve Facebook and twelve Instagram promotions per year. Available only when HHF activates this tier after reaching 250 live properties.
3.2 Plan benefits
Plan benefits and availability are explained on the Owner Plans page, which should be read with these Terms.
3.3 Founding Member entitlement
The first 50 eligible Founding Member owner accounts receive the Standard-level base listing entitlement free for the lifetime of the qualifying account, subject to continuing listing and account rules. Founding Members also receive two Facebook and two Instagram promotions per year and may purchase optional higher-tier exposure when available.
3.4 Returning to the free entitlement
A paid upgrade must not extinguish the underlying lifetime-free entitlement; after that upgrade ends, an eligible listing normally returns to the free base entitlement.
3.5 Promotions for multiple properties
For multiple properties, social promotions are scheduled according to HHF’s published allocation/rotation arrangements. Promotional benefits are not guaranteed bookings.
3.6 Prices and tax
The final amount and any applicable taxes must be confirmed and shown before checkout. This page does not by itself determine the VAT treatment of cross-border advertising.
4. Billing, renewal and failed payments
4.1 Billing and renewal
Paid subscriptions are billed through Stripe for successive 12-month terms and renew automatically unless renewal is cancelled.
4.2 Checkout and reminders
HHF displays the recurring charge, payment interval and cancellation route before purchase, and sends renewal reminders as required.
4.3 Managing a subscription
Owners can manage eligible subscription and payment details through their owner billing area.
4.4 Failed renewal payments
If an annual renewal payment fails, HHF will notify the owner and allow a seven-day (168-hour) grace period from the original renewal due date. During that period, a previously approved and published property may remain advertised, provided it meets all other publication requirements. HHF or Stripe may retry the payment, but further failed attempts do not restart the grace period.
4.5 Founding Member protection
Founding Member free base entitlements are not lost because an optional paid upgrade payment fails.
4.6 Suspension of unpaid advertising
If a failed renewal remains unpaid when the seven-day grace period ends, the affected property will cease to be publicly advertised, including in HHF searches. Where a paid term expires following cancellation of automatic renewal, advertising eligibility ends when that paid term expires; the failed-payment grace period does not extend a deliberately cancelled term. In either case, the listing remains accessible within the owner's account while that account is retained.
4.7 Owners with other valid listings or membership
If the owner has another valid paid listing or qualifying membership, an unpaid property will remain saved in their account in an unpublished state, even after 60 days. Its photographs, descriptions, rates, calendar and other listing information will be retained. HHF will display a prominent warning explaining the outstanding payment and how to reinstate advertising. An overdue property must not cause deletion of other valid paid listings or the owner's account while another valid entitlement remains.
4.8 Sixty-day non-payment deadline
Where the owner has no remaining valid paid listing or qualifying membership, HHF may permanently remove the owner account and associated listing content after 60 days without the required subscription payment. For a failed renewal, the 60 days run from the original renewal due date; for an expired, non-renewed paid term, they run from the expiry of paid cover; and for an initial subscription fee that has become payable but remains unpaid, they run from that payment due date. For a multi-property owner whose last valid entitlement subsequently expires, the account-removal deadline is based on the due or expiry date of that last entitlement, not the earlier failure of another property's payment. This non-payment process is separate from the inactivity rules for unpublished accounts.
4.9 Final seven-day deletion warning
At least seven days before any automatic deletion for non-payment, normally on day 53 of the applicable 60-day period, HHF will send a final warning to the registered account email address. The warning will state which account and listings are at risk, the proposed deletion date and how the owner can prevent removal. HHF will not issue an account-deletion warning merely because one property is unpaid while the owner retains another valid paid listing or qualifying membership.
4.10 Permanent removal where no valid entitlement remains
Once the applicable 60-day period has expired, and after the final warning, HHF may permanently delete the owner's website account and associated listing content if payment remains outstanding and no other valid listing or membership protects that account. This includes property descriptions, uploaded photographs, rates and calendar information. The owner would need to register again and create a new listing from scratch. Before deletion, HHF will recheck payment and entitlement status, any outstanding matters requiring review, and whether any continuing Stripe subscriptions must be cancelled. Information that HHF must lawfully retain is handled under clause 4.12.
4.11 Reinstatement following payment
If the relevant outstanding payment is successfully resolved before permanent deletion, the non-payment deletion process will be cancelled. The property will become eligible for public advertising again, provided that its listing is otherwise complete, approved and permitted to be published. Where a prior subscription cannot be recovered, the owner may need to start a new paid subscription through their billing area.
4.12 Financial and legally required records
Deletion of an owner account and listing content does not require HHF to erase invoices, accounting records, payment and transaction records, dispute evidence or other information that must be retained for legal, tax, security or regulatory purposes. Such information will be handled in accordance with HHF's Privacy Policy and applicable law.
4.13 Founding Member free entitlement
Qualifying Founding Members remain entitled to their lifetime-free Standard advertising. Failure to pay for an optional upgrade does not remove that underlying free entitlement and does not, by itself, trigger account deletion under the non-payment policy.
5. Upgrades, downgrades, cancellation and refunds
5.1 Upgrades
An eligible upgrade may take effect during an existing paid term, with the prorated price difference for the remaining term displayed before confirmation.
5.2 Downgrades
Downgrades normally take effect at the next renewal.
5.3 Cancelling renewal
Owners may cancel automatic renewal at any time using their subscription management facility, normally retaining paid benefits until the paid term expires. Cancelling renewal does not automatically generate a mid-term refund.
5.4 Refunds after publication
Once a listing has been approved and published, the subscription fee is non-refundable, including where an owner chooses to cancel their subscription before the end of the annual period, except where required by applicable law.
5.5 Review of refund requests
HHF reviews duplicate or incorrect charges, failure to provide purchased benefits and exceptional refund requests fairly, and will refund amounts where required by applicable law.
5.6 No voluntary 24-hour guarantee
There is no separate voluntary 24-hour refund guarantee.
5.7 Suspension
Paid entitlements may be suspended for non-payment, fraud, breach, security concerns or misleading/unlawful content.
5.8 Statutory rights
Any applicable non-excludable cancellation or refund rights remain unaffected.
6. Personal information and notices
6.1 Payment processing and records
Stripe processes payment information in connection with HHF subscriptions. HHF keeps relevant customer, property, plan, transaction, subscription, renewal, cancellation and acceptance records, but does not store complete payment card details or CVCs.
6.2 Privacy
See our Privacy Policy for details.
6.3 Notices
Important account, billing, service and policy communications may be sent to the registered account email.
6.4 Future plan changes
HHF may update the published plan offer for future purchases, but will respect contractual commitments and any applicable notice requirements.
7. Governing law and contact
7.1 Governing law
These Terms and any non-contractual claims arising from them are governed by the law of England and Wales.
7.2 Jurisdiction
For owners contracting in the course of business, the courts of England and Wales have exclusive jurisdiction, subject to any law that requires otherwise.
7.3 Guest agreements
These terms do not govern separate accommodation contracts between owners and guests.
7.4 Contact
For account, payment or contractual questions, please use the HHF Contact page.
